Mumbai records strongest March in 14 years with 15,500+ property registrations

Mumbai’s residential real estate market has closed FY2025-26 on a strong note, with the city (under BMC jurisdiction) registering 15,516 property transactions in March 2026, marking the highest March performance in the last 14 years, according to data released by Knight Frank India.

The surge in activity translated into stamp duty collections exceeding INR 1,492 crore, highlighting sustained buyer confidence despite evolving transaction dynamics.

On a month-on-month basis, registrations rose 19% compared to February 2026, while stamp duty collections saw an even sharper 32% increase, indicating a strong push from homebuyers to close transactions before the financial year-end.

However, on a year-on-year (YoY) basis, registration volumes remained largely stable, matching the high base of March 2025. Stamp duty collections dipped marginally by 6% YoY, suggesting a change in the overall ticket-size mix rather than a slowdown in demand.

Residential properties continued to dominate the market, accounting for nearly 80% of all registrations, reinforcing the end-user-driven nature of Mumbai’s housing demand.

A key trend observed in March 2026 was the shift toward mid-segment housing. Properties priced between INR 1–2 crore saw their share rise significantly to 38%, up from 32% last year.

In contrast, the sub-INR 1 crore segment declined from 46% to 39%, pointing to a gradual move away from entry-level housing. Meanwhile, higher-value segments remained steady, with INR 2–5 crore and INR 5 crore+ categories holding at 17% and 6%, respectively.

There is good news for those waiting for the Mumbai Board housing lottery from the Maharashtra Housing and Area Development Authority (MHADA). The online registration process for the lottery of 2,630 houses began on Monday at 3:00 PM. The lucky draw for these houses will take place on May 15 at 11:00 AM.

​The online registration process was launched by MHADA Vice President Sanjeev Jaiswal at 3:00 PM on Monday. With the click of a button, the race to acquire 2,630 houses has officially started. Applicants can obtain information from the MHADA website: housing.mhada.gov.in.

  • Registration Deadline: Applicants can register until April 19, 11:59 PM.
  • Application Submission: Applications can be submitted and verified until April 20, 11:59 PM.

Citizens who have access to PNG but have not yet opted for the service risk losing their Liquified Petroleum Gas (LPG) cylinder connections within the next three months.
​Minister Issues Warning
​Food and Civil Supplies Minister Chhagan Bhujbal addressed the mandate on Monday, emphasizing that the transition is mandatory for those in serviced municipalities.
​”If residents apply for the connection but the installation work is not yet complete, they will continue to receive their LPG supply,” Bhujbal clarified. “However, if they do not apply at all, they stand to lose their LPG connections in three months.”
​Clarification on Rural Areas
​The Minister was careful to note that this policy is strictly for urban centers where the infrastructure is already operational. The directive does not apply to:
​Rural areas.Locations where PNG facilities are not yet available.
​Call Against Hoarding
​Addressing concerns regarding fuel security, Bhujbal assured the public that India maintains a sufficient stock of fuel. He urged citizens not to engage in “panic hoarding” of cylinders. ​AHAR President Vijay Shetty confirmed that delivery staff from some gas agencies are indeed insisting on proof of PNG applications in select areas.
​”It is only upon showing the copy of the application that 19kg cylinders are being handed over to the hoteliers in some areas,” he noted.
